Economic Buzz: US house prices see modest rise in January

U.S. house prices recorded a slight increase in January, rising by 0.1 percent on a seasonally adjusted basis, according to data from the Federal Housing Finance Agency (FHFA). On an annual basis, prices were up 1.6 percent compared to January 2025.

The agency also revised December?s figures, with the monthly price change adjusted higher from 0.1 percent to 0.3 percent, indicating slightly stronger momentum than initially reported.

Across regions, price trends varied. Monthly changes ranged from a decline of 0.7 percent in the West South Central division to a gain of 1.7 percent in the East South Central division. Over the past year, house prices fell by 0.8 percent in the West South Central region, while the East North Central division saw the strongest growth at 4.4 percent.

The FHFA House Price Index tracks changes in single-family home values across the United States using a large dataset of property sales. Covering all 50 states and hundreds of cities, the index provides detailed insights at multiple geographic levels, from national trends down to local neighborhoods. Its methodology relies on repeat home sales to measure price changes over time.
